Mediation

BROKERAGE FOR SELLING

If the Seller decides to sell his real estate through our mediation, it is necessary to give our agency a warrant which authorizes us to advertise or sell his property.

In other words, DOM EKSPERT will make an agreement of mediation with the Seller. By the agreement of mediation, DOM EKSPERT agrees to perform the following for the Seller:
  1. Make an effort to find and bring a potential buyer to conclude the mediation process
  2. Inform the Seller about the average market price of a similar property
  3. Inspect all the documents which prove the ownership or other legal right of the subjected property and warn the Seller with the obvious deficiencies and potential risks related to unregulated legal papers of the real estate, the legal consequences of not committing the obligations to the third party, disadvantages of construction and use permits
  4. To carry out all necessary actions regarding the presentation of the property on the market, to advertise in a appropriate manner and to execute all other activities determined by the Agreement of mediation which surpass usual presentation, and which has special and predetermined cost
  5. Provide an overview of real estates
  6. To mediate in the negotiations try to come to the conclusion of the contract
  7. If a land property is the subject of the contract, we will check the puropose of the land according to the regulations of spacial planning that relates to that land

For the service mediation in real estate EXPERT DOM will charge a commission from the Seller in the amount of 2% of the agreed purchase price.
Half of the brokerage commission the seller pays when entering a contract and the remaining half after complete payment.

MEDIATION AT THE PURCHASE


When the buyer gives out a request to DOM EKSPERT to be connected with the Seller of the real estate or when the buyer gives out a request that DOM EKSPERT handles the mediation process, DOM EKSPERT will sign an Agreement of mediation with the buyer. By the Agreement of Mediation, DOM EKSPERT is required to do the following for the Buyer:
  1. Present the proof of ownership of the real estate to the Buyer, warn the Buyer about obvious deficiencies and possible risks related to unregulated legal papers for the real estate
  2. Organize a certification of signatures of all contracts when buying and/or the real estate at the public notary office
  3. In the event when the price partially or fully paid by a bank loan, DOM EKSPERT will attend the solemnization of the credit loan contract at the public notary office and submit a proposal for the registration of a mortgage in the Lang Registry Department for the registration of mortgages
  4. After the mortgage is registered, provide customer solutions and an excerpt from the land registry with a registered mortgage
  5. Witness the payment and handover of the real estate and note the handover in a report
  6. Notify the Buyer about the legal commitments about the payment of real estate trade tax or about the conditions of exemption from the real estate trade taxes.

MEDIATION FOR RENT / LEASE


When the landlord/lessor gives out a request to DOM EKSPERT for the mediation in the rental/lease of his real estate, or when the lessee/tenant gives out a request that DOM EKSPERT connects them with the second party, DOM EKSPERT will form a contract of mediation.

DOM EKSPERT is bound to the ownership of the real estate, carry out the presentation of the real estate, conduct the necessary negotiations for an agreement to rent/lease the subject property and to attend the handover of the property which is noted in a report.
